Many Ways to Sell
Below are some of the most frequent ways we help our clients purchase property.
Downsizing
Downsizing can be bittersweet. We want to be supportive of all of the wonderful memories made, while also looking forward to what is in store after this chapter closes. We are happy to help coordinate services that collect any items which may not make the cut for the move. Many times, there are also logistics with other loved ones who are helping handle portions of the process. We will work with whomever you need to make this transition smooth, and will help keep you in your home as long as you need until you're ready to say goodbye.
Relocating To Out of Area
Selling while you live elsewhere? We can handle the coordination of your sale while you aren’t in the area. There are many different scenarios that may keep a person from living close to the property they are selling, and we make sure to adjust accordingly. Some clients move before or during the process, and some clients have moved before anything began. Whatever the case is, we can make it work and as stress-free as possible. We have a lot of experience in closings that don't take place locally, and can help with the coordination so you can move on to focusing on wherever you landed.
While you are not in the area, we are happy to meet contractors at your property to ensure work is done how it's needed. We can check your mail and view your property after showings. While you can't be there yourself, we are hoping that the next best thing will be us taking care of your home as close as we can to the way you would have.
Selling for Someone Else
Selling for someone else can be an emotional process, and we are there to help ground you as needed. Whether the owner is with us or not, you will likely need extra support and caring to get through this already intensive process. We want to make sure you are taken care of in the same way that you are taking care of another person's property. We will help give heads up about what is needed that you may not know, and do our best to take on some of the required work that can be done by someone other than you.
Separating
Separating is rarely easy, even if it is needed. We want to make sure everything is done as fairly as possible so that everyone involved can walk away with their shares to start fresh. We take confidentiality seriously, and won't share information that isn't relevant to the sale with others - including the other owner. Staying as focused as possible, while also giving breaks to be able to reset and stay strong is an important way to get through this difficult process.
While we always hope that all parties are able to communicate, there are times where this isn't possible. We will provide support and give our unbiased expertise to ease the transition. We validate and collaborate, and work to make sure everything is as efficient as it can be so there isn't more time or effort spent than needs to. During a time where there may be a lot to worry about, we hope your home is not something you need to fret over.
Selling Investment Property
Are you an investor needing to sell residential property? We work with you too! There can be some balances with tying up loose ends of an investment, and we want to help you through. If there's an ongoing lease, if you've owned the property less than two years, or if there's anything else unusual, we don't want it to be a surprise to you. If you are selling multiple properties in your portfolio at once, we can also look at how to maximize efficiency and profit while you do so.
Looking to sell commercial properties? This isn’t our specialty, but we can connect you with people who would be a great fit. While we are technically licensed to help, we would rather you work with an expert who would give you the experience you deserve. We have helped clients with commercial properties in the past, and can talk about your needs if you're hoping to make it happen. However, we think it's important to be transparent about our limitations. We want you to have the best experience possible, and will support you how we can to make sure it happens!
Renting Out and Managing Property
Need to rent out your property? We can help! Our license covers that too! We can help you find a tenant to live in the home, and have contracts that you can use to establish a professional relationship with the new occupant. We can also set you up with someone who can manage the property once the lease is in place, as this isn't our specialty and we would rather you have the expert tools immediately at your disposal to take care of anything that may come up.
Needing to Buy Too
Need to buy as well? We can help you balance both parts of your transition so they go as smoothly as possible. Having one real estate agent who understands your two transactions rather than playing catch-up helps to ensure nothing is lost in translation. We can help you navigate the process of deciding when to go on the market as a seller and when to enter it as a buyer.
